Nhiều người quan niệm trong tháng 7 âm nên kiêng kỵ mua bán đất, làm nhà, ký hợp đồng làm ăn hay thực hiện những việc lớn. Tuy nhiên, suy nghĩ này dường như đã trở nên lạc hậu trong thời đại ngày nay.
Ý nghĩa thực sự đằng sau tháng 7 âm lịch
Theo quan niệm dân gian của người Việt, tháng 7 âm lịch là thời điểm “ma quỷ” về với dương gian nên còn được gọi là tháng “Cô hồn”. Vì thế, nhiều người thường kiêng làm việc đại sự như mua đất, làm nhà, ký hợp đồng đầu tư…
Tuy nhiên, theo các nhà khoa học, những yếu tố “ma quỷ” hay những điều nên làm, không nên làm trong tháng 7 âm lịch đều chỉ là những tín ngưỡng dân gian được người xưa truyền miệng, không hề có bằng chứng, số liệu để kiểm chứng đúng sai. Vấn đề thực sự nằm ở chỗ thời điểm đó đã chín muồi, hay các quyết định đã được suy nghĩ thấu đáo trước khi thực hiện hay chưa… Nếu đã đáp ứng đầy đủ các yếu tố thì ngày nào, tháng nào cũng là thời điểm thuận lợi, còn không thì vẫn có thể gánh chịu thiệt hại dù không dính đến tháng “Cô hồn”.
Ở khía cạnh khác, các chuyên gia phong thủy khẳng định tháng 7 âm lịch không chỉ có những quan niệm xấu mà còn mang những ý nghĩa tốt như Lễ Thất Tịch (ngày 7/7 ÂL) – ngày Ngưu Lang và Chức Nữ gặp nhau, được xem như Lễ tình nhân ở một số nước Châu Á; Lễ Vu Lan (ngày 15/7 ÂL) – ngày con cái báo hiếu cha mẹ, hướng về nguồn cội…

Bên cạnh đó, nếu xét riêng trong năm 2020, tháng 7 âm lịch được xem là tháng Quý Nhân. Cụ thể, đây là tháng Thân, năm Canh Tý, nằm trong bộ tam hợp Thân – Tý – Thìn. Hơn nữa, Tý ngũ hành thuộc Thủy, Thân ngũ hành thuộc Kim, Kim sinh Thủy, cho nên đây là tháng tương sinh cho Thái Tuế, hay còn gọi là tháng cát lợi theo thuật phong thủy.
Trên thực tế, các tài liệu từ trước đến nay chưa hề ghi nhận trường hợp nào gặp phải rủi ro, tai họa vì làm nhà, mua đất trong tháng 7 âm lịch. Xét cho cùng, việc kiêng kỵ thuộc về ý niệm và lòng tin riêng của mỗi người, nhưng nên nằm trong chừng mực cho phép để không quá ảnh hưởng đến cuộc sống và đánh mất đi nhiều cơ hội hiếm có.
Tháng “Cơ hội” của ngành bất động sản
Qua khảo sát ý kiến một số chuyên gia và chủ doanh nghiệp bất động sản lớn có thể thấy quan niệm tháng “Cô hồn” đang dần được loại bỏ khỏi lĩnh vực kinh doanh và đầu tư – ngành nghề vốn rất chú trọng đến yếu tố phong thủy.
Nêu quan điểm tháng 7 âm lịch là tháng “Cơ hội” thay vì “Cô hồn”, ông Nguyễn Việt Anh – Tổng giám đốc Công ty CP Bất động sản Bắc Trung Bộ cho rằng: “Trong thế giới 4.0 và thời đại của trí tuệ nhân tạo mà vẫn tin vào việc ma quỷ lên trần gian, tháng không may mắn rồi dừng lại mọi việc trong cả tháng là quan niệm sai lầm và lạc hậu. Điều đó vô tình sẽ làm mọi thứ trì trệ, bỏ lỡ nhiều cơ hội trong công việc và cuộc sống”.
Bất động sản những năm gần đây vẫn rất sôi động trong tháng 7 âm lịch
Mặt khác, ông Nguyễn Việt Anh lý giải, với quy mô thị trường bất động sản ngày càng lớn, sức cạnh tranh càng cao thì không còn quan niệm tháng nào là “tháng không nên mua nhà”. Nhiều năm nay, cứ đến tháng 7 âm lịch, các nhà phân phối đều đưa ra nhiều chương trình kích cầu thị trường như tặng quà khi mua nhà, tăng chiết khấu, giảm giá sản phẩm hoặc hỗ trợ lãi suất trả góp,… Các chủ đầu tư cũng không ngần ngại tung quỹ sản phẩm đẹp, chất lượng để thu hút khách hàng, hâm nóng thị trường bất động sản.
Về phía khách hàng, khi nhận thấy các dự án ra hàng trong thời gian này thường có nhiều ưu đãi hơn, tạo ra lãi lớn và khả năng sinh lời cao hơn, phù hợp với nhu cầu, họ đều không ngần ngại xuống tiền ngay mà không đặt nặng vấn đề kiêng kị. Nhờ vậy, các giao dịch mua bán vẫn được thực hiện đều đặn và còn có phần khởi sắc hơn những thời điểm khác trong năm.
Lấy ví dụ thực tế tại doanh nghiệp của mình, ông Nguyễn Việt Anh cho biết: “Mới hơn 1 tuần bước vào tháng 7 âm lịch nhưng tổng lượng giao dịch tại BĐS Bắc Trung Bộ đã cao hơn tháng trước đó. Đặc biệt, có những người là tiểu thương ở chợ – là những người vốn chú trọng đến việc xem ngày, xem giờ nhưng lại không bị ảnh hưởng bởi quan niệm “Cô hồn” khi trong tuần vừa rồi, đã có hơn 50 khách hàng đăng ký thuê kiot kinh doanh tại dự án Trung tâm thương mại kết hợp chợ truyền thống Đô Lương. Các dự án nổi bật như Vicentra, Trung Đức Tower, Trường Sơn Homes… vẫn ghi nhận giao dịch đều đặn bởi những người mua để ở”.
Các giao dịch bất động sản vẫn diễn ra đều đặn, thậm chí có phần sôi động hơn các tháng trước đó
Ông Vũ Cương Quyết – CEO Đất Xanh Miền Bắc cũng tiết lộ: “Ngay từ đầu tháng 7 âm lịch năm nay, doanh nghiệp bất ngờ khi đón nhận một lượng lớn khách hàng tới giao dịch mua bán. Khối lượng khách hàng đến giao dịch đất nền đã tăng gấp đôi so với tháng trước, và gấp 10 lần so với năm ngoái”.
Đánh giá về tâm lý người mua nhà tháng 7 âm lịch, Chủ tịch Hiệp hội Bất động sản TP.HCM Lê Hoàng Châu cho hay, người mua nhà trong tháng 7 âm lịch thường sẽ được hưởng nhiều ưu đãi lớn do các chủ đầu tư mạnh tay tung chương trình khuyến mãi, chiết khấu. Ở thời điểm ít ai nghĩ có thể giao dịch được hàng thì lượng hợp đồng mua bán ký kết thành công lại rất lớn do có những chính sách bán hàng, những chương trình khuyến mãi khủng chỉ được doanh nghiệp áp dụng cho người xuống tiền trong tháng Ngâu.
PGS.TS Trần Lâm Biền lại cho rằng, việc kiêng kỵ là tùy theo lòng tin của từng người. Việc kiêng kỵ là phi thực chứ không dính đến tâm linh: “Thực ra không cần kiêng kỵ. Nhưng vì lòng tin của người ta nên khó cấm đoán. Còn việc nên mua hay không nên mua là tùy thuộc vào từng người, tùy tâm từng người, chứ không phải ở vấn đề kiêng kỵ hay không kiêng kỵ thì bị làm sao.
Có tiền thì đi mua, mua nhà, mua xe, mua vàng trong tháng 7 hay tháng 8 cũng vậy thôi. Tất cả nằm ở nhận thức và lòng tin của con người”, ông Biền nói.
Đặc biệt trong bối cảnh dịch Covid-19 dần được kiểm soát, Chính phủ đang tích cực vực dậy nền kinh tế bằng nhiều chính sách tốt hỗ trợ doanh nghiệp và người tiêu dùng, hứa hẹn sẽ tạo nên đòn bẩy giúp thị trường bất động sản tháng 7 âm lịch càng thêm sôi động.
