Thị trường bất động sản trên đà phục hồi trở lại

Từ tháng 08/2020 đến nay, nguồn cung dự án nhà ở đã có dấu hiệu cải thiện, bổ sung thêm nguồn cung sản phẩm nhà ở trong quý 4/2020 và năm 2021.

Những động thái của thị trường bất động sản thời gian gần đây đang khẳng định thêm cho niềm tin về sự phục hồi của thị trường bất động sản trong thời gian tới. Mặc dù sự phục hồi hoàn toàn của thị trường có thể phải mất nhiều thời gian hơn.

Theo Sở Xây dựng TP.HCM, tình hình chấp thuận đầu tư, công nhận chủ đầu tư,… cho các dự án nhà ở trên địa bàn thành phố trong 10 tháng năm 2020 có nhiều khởi sắc so với cùng kỳ năm 2019.

Cụ thể, về thực hiện thủ tục đầu tư xây dựng dự án nhà ở thương mại đã chấp thuận chủ trương đầu tư dự án: 11 dự án (tăng 10 dự án, gấp 11 lần so với cùng kỳ 2019). Công nhận chủ đầu tư dự án: 9 dự án (tăng 9 dự án, gấp 4,5 lần so với cùng kỳ 2019). Chấp thuận đầu tư dự án: 24 dự án (tăng 12 dự án, gấp đôi so với cùng kỳ 2019). Trong đó có ý kiến gửi Sở Kế hoạch – Đầu tư về đề nghị chấp thuận chủ trương đầu tư là 45 dự án.

Cuối tháng 10/2020, Sở Xây dựng công bố thêm 10 dự án nhà ở đủ điều kiện huy động vốn bán nhà hình thành trong tương lai, với 9.147 căn, gồm 8.317 căn hộ nhà chung cư và 830 căn nhà thấp tầng, bổ sung thêm nguồn cung nhà ở trong quý 4/2020.

Còn theo báo cáo của Hiệp hội Bất động sản TP.HCM, nguồn cung dự án nhà ở bị sụt giảm mạnh trong 7 tháng đầu năm 2020, nhưng đã có dấu hiệu cải thiện từ tháng 08/2020 đến nay. Trên cơ sở cả nước kiểm soát hiệu quả đại dịch Covid-19 và nỗ lực của cộng đồng doanh nghiệp, thị trường bất động sản đã từng bước phục hồi trở lại, đi đôi với sự tăng trưởng mạnh của thị trường bất động sản công nghiệp.

Đơn vị này dự báo từ nay đến Tết Tân Sửu và cả năm 2021, thị trường bất động sản cả nước và TP.HCM sẽ tiếp tục đà phục hồi và tăng trưởng trở lại, do có những tác động tích cực từ việc cả nước kiểm soát hiệu quả đại dịch Covid-19 và Nhà nước đã có một số cơ chế chính sách mới được ban hành hỗ trợ cho thị trường.

Trước đó, DKRA vietnam dự báo, quý 4/2020 hứa hẹn sự phục hồi trở lại của thị trường bất động sản. Ông Nguyễn Hoàng, Giám đốc Bộ phận R&D của DKRA Vietnam cho rằng, trong quý 4/2020, đất nền vẫn tiếp tục là kênh đầu tư được chọn lựa hàng đầu. Nguồn cung mới tiếp tục duy trì sự khan hiếm; các dự án được triển khai đa phần có quy mô nhỏ, tập trung chủ yếu ở khu vực vùng ven như: Củ Chi, Bình Chánh, Hóc Môn, Quận 9,…

Ở phân khúc căn hộ, nguồn cung trong các tháng cuối năm có thể duy trì mức tương đương so với quý 3, dao động ở mức 6.500 – 7.000 căn. Sức cầu chung toàn thị trường có thể duy trì xu hướng tăng như ở quý 3. Trong đó, khu Đông và khu Nam vẫn chiếm tỷ trọng lớn trong nguồn cung. Căn hộ hạng A và hạng B tiếp tục dẫn dắt thị trường trong khi nguồn cung căn hộ hạng C vẫn duy trì sự khan hiếm, thậm chí là không có.

Đặc biệt, nguồn cung mới phân khúc nhà phố/biệt thự có thể sẽ tăng so với quý 3, dao động ở mức 800 – 1.000 căn. Khu Đông tiếp tục dẫn đầu thị trường về nguồn cung của phân khúc này. Sức cầu thị trường có thể tăng nhẹ nhưng khó có sự gia tăng đột biến trong ngắn hạn.

Với bất động sản nghỉ dưỡng, nguồn cung mới có thể sẽ tăng, đạt mức 700 – 800 căn condotel, 600 – 800 căn biệt thự biển. Dự án đa phần tập trung ở Bình Thuận, Bà Rịa – Vũng Tàu, Phú Quốc và Quảng Nam. Sức cầu chung toàn thị trường tiếp tục duy trì ở mức thấp và chưa có sự thay đổi đột biến trong ngắn hạn. Loại hình nhà phố/shophouse biển có thể hồi phục tích cực trong thời gian tới.

Theo các chuyên gia, thị trường bất động sản đã trải qua gần một năm đầy sóng gió do dịch bệnh Covid-19, tuy nhiên những tín hiệu lạc quan về một sự khởi sắc trở lại vẫn luôn chờ đợi ở phía trước.

Theo chia sẻ của các doanh nghiệp địa ốc trên địa bàn TP.HCM, mặc dù mức độ giao dịch chưa biến chuyển mạnh nhưng làn sóng của giới đầu tư và người có nhu cầu ở thực đang dần phục hồi. Tuy vậy, nhìn chung lượng giao dịch vẫn chưa ổn định do khách hàng vẫn còn tâm lý dè chừng. Trong khi doanh nghiệp bất động sản vẫn giữ sự lạc quan, tin tưởng dòng tiền của nhà đầu tư sẽ sớm quay trở lại trong các tháng cuối năm 2020.

Sự ổn định của kinh tế vĩ mô, Việt Nam kiểm soát tốt dịch bệnh hay quỹ đất trung tâm ngày càng hạn hẹp trong khi nhu cầu vẫn cao là các nguyên nhân khiến doanh nghiệp này tin rằng thị trường sẽ sớm hồi phục, đặc biệt là phân khúc căn hộ sẽ ít bị tác động hơn các lĩnh vực khác. Theo các chuyên gia, thời gian qua chính là giai đoạn “thử lửa” sức đề kháng của thị trường bất động sản cũng như các doanh nghiệp.

Tuy vậy, nếu xét về mặt đầu tư thì bất động sản vẫn là kênh được các nhà đầu tư quan tâm, là kênh đầu tư an toàn. Với những sản phẩm đáp ứng nhu cầu ở thực, lượng tiêu thụ ghi nhận vẫn ổn định, giá vẫn có chiều hướng tăng lên. Các nhà đầu tư cũng dần chuyển hướng sang đầu tư trung – dài hạn thay vì lướt sóng như thời điểm trước đây.
